In this article, I want to go over the location requirements for a Florida Dealer License.

First of all, why get a license anyway? Well, you don’t want to get caught curb stoning in fFlorida. All you have to have is one person complain and you are doing to get a fine, or worse! Di it the l et way. Get your license. A Florida Dealer License grants you unrestricted access to buy used vehicles at wholesale prices from nationwide car and truck auctions. This allows you to sell these vehicles to the public and create a steady stream of income from your passion for cars. You can sell unlimited cars per year. And now tight he internet and consultants like me, obtaining a dealer license in Florida can be easier and more cost-effective than in other states, making it an attractive option for out-of-state residents. Many states require 5 car lot and large locations, with matching insurance. If you are up in the New England states, it nearly impossible to get a Dealer License, so people flock to Florida Dealer License, there perfect out-of-state License.

Location Requirements for a Florida Dealer License:
Zoning Compliance:
Your dealership location must comply with local zoning ordinances. This means that the property must be zoned for automotive sales. GF Auto Consulting LLC can help you find suitable locations that meet these zoning requirements. We usually have 1-3 in the inventory at all times. The cost usually $750-950 per month.

Size and Capacity:
Florida state regulations require your dealership to have a minimum display area capable of accommodating at least two vehicles. Most people start out this way and then move their license to a page location when they grown. If you’re looking to set up a medium-sized dealership (5+ cars), ensure you have enough space to accommodate the required number of vehicles.

Approved Office Space:
Your dealership must have a dedicated, enclosed office space with a desk, chairs, and a working telephone. Minimum 10’X10′ office space. This space should be separate from any other businesses operating on the same property.

Signage:
Your dealership must have a permanent, professionally made sign displaying your dealership’s name. The sign must be visible from the nearest public roadway (unless you are in an office based Dealership).

Business Hours:

The cost for a Florida Dealer License is based on a number of factors. It’s much more than just the cost of the actual license fee ($300). In this article I want to give you a more complete feel of the cost for used motor vehicle Florida Dealer License so you can see it clearly and build a suitable budget. The state of Florida requires you to have a location and that as you can guess, can get costly depending on your location.  My company sets up dealerships in the state of Florida, and so we can give you a good view of actual costs as outlined in this article. Everybody wants to own a dealership, and I get it. We all want to control our own financial destiny. But you have to be aware of the costs to be the boss.  Before you get too excited, peep this. 

Location

Your biggest costs will be your location. At the bare minimum, you will need an enclosed  10X10 office with a parking space suitable for 2 medium sized cars. You have to show proof of ownership or a lease document. Now depending on where you place your Dealership in Florida, you can pay as low as $600-750 in Orlando area and as high as $1800 a month in Miami (for the same space).  So you have to look around or contact a realtor for assistance. You can contact my firm as well, we provide this for our full service clients. These costs are based on a small office sized Dealership. If you want something larger, you will need to consider this.  Some of you reading this article have a bigger budget and want to buy or lease some commercial property for your Dealership. Commercial property that you are looking at as a possible dealership may have other hidden costs that you may incur too (quite by surprise). So always build an extra 10% onto your construction/renovation budgets. The cost of purchasing or renting a commercial property can range from a few thousand dollars per month for rental properties to several hundred thousand dollars for purchasing a commercial building. And you know how expensive property can be, especially towards South Florida. If the property requires renovations or upgrades to meet the necessary codes for a used car dealership, this will add to your costs. Besides the regular zoning permit and business license fees at the city planning department, you have fire Marshall inspections, etc. If you are working with new construction, or just putting a trailer on a plot of developed land, your costs may include remodeling, installation of specialized equipment and fixtures, and any necessary electrical and plumbing work. And don’t forget all the permit and license fees as applicable. After you have secured a suitable location, you can contact the state for a pre dealer license location inspection. This is highly suggested if you are working with new construction. 

Insurance and Bond

Next biggest expense will be your insurance policy and your surety bond. Liability insurance protects the dealership and its employees against any potential lawsuits or claims filed against your Dealership by your (ex) customers. Your Garage liability insurance policy will be based heavily on the location of your Dealership and it’s size. Minimum liability you have to carry is $25,000. Your Dealership Insurance must include personal injury and property damage. Think of spending at least $1300-1800 a year on a small office based Dealership with two (2) car parking spaces.  Besides the insurance, you need a bond. The bond must be in the form of a surety bond and is required to protect consumers from any potential fraud or mismanagement you (your Dealership) may commit. So you are forewarned, keep everything clean and above board. Word to the wise, when selling a vehicle, fill out any necessary disclaimers and have your customer sign these documents. Keep them on file for at least 10 years. The cost of a $25,000 bond will typically range from $350 to $1,500 per year. The cost can get high depending on your financial background. The bond company looks at your FICO and other things, such as any bankruptcies, etc.

Equipment

If you are starting out small, you can get by with your laptop and smartphone. You can do a lot with apps and an iPhone these days. All types of business assisting apps are in the App Store and Google play store. As per the state of Florida, Just be aware you need desk, two chairs and a locking file cabinet in your office.(to store client files securely).

The (almost) Total Cost for Florida Dealer License

The Cost for Florida Dealer License can vary based on all of the factors I listed above, plus a few smaller filing fees that I list below. If you are setting up a wholesale dealership, then your location requirements will be lower. You can probably get a suitable office for as low as $400 or less in some areas.  On average, the cost to set up a Florida Used Car Dealer License ranges from $3,000 to $7,000.

After you have received your Florida Used Car Dealer License, you have a few other things to think about. I didn’t include these costs of goods and services in your start up, but they are technically apart of your costs to launch your dealership. 

Inventory: 

You have to put together a strategy and budget on how to stock your inventory. Do you get a floor plan? Do you take out a loan or use your own money. I provide business loans by the way…for start up and existing businesses.

Marketing and Advertising: At some point you have to get the word out there. You cannot dentin on foot traffic. Yo will need to spend money on internet and physical based marketing and advertising. These expenses are necessary for promoting the dealership and attracting customers. A decent website for gathering leads and showing your inventory is a must have.

Legal and Accounting Fees: Legal and accounting fees should be minimum in the infancy of your Dealership. If you purchased property for your Dealership and/or took out loans, you may have been using a legal or accounting team already. These are times of expense that will be with you in the very beginning and will grow  as you grow. You don’t have to be an expert at everything.  Focus on what you do best, selling cars… and delegate responsibility to your team. You are the boss!

How do you get a Florida used car dealer license without a lot or car lot? Well actually, you don’t. The state of Florida will only issue you a license with an approved commercial location, that has to have a pre-inspection most of the time. I know you may see all sorts of fake news around the internet that say you can, but don’t believe it. Some people purposefully use the phrase “how to get a dealer license without a car lot” to sell and market some of the creative programs out there that exist for people who just want access to select Dealer Auctions. They may not be ready for The financial investment, time and energy necessary to run a Licensed Dealership. But don’t be fooled, because this is not a license. It’s a network or program. If you want the ability to sign your own titles, control your own dealer plates, your insurance, and surety bond…then you have to get a physical location so your state issued license can hang on the wall. No exceptions. If you are sure that you want actual license and not a program, then keep reading as I tell you about this first and most important step, and help you avoid a few pitfalls and money traps.

Car buying will never go away…

Do you need a Florida Dealers License? 

Probably, if you are thinking of this question, chances are you may need it.  If you are flipping cars on the side with the intent to make a profit, then you need a Dealers License. It’s a big myth, but  your dealer license needs, has nothing to do with selling 5 cars in a calendar year. That is just a way to measure and guide your actions by, and for the state to have a measure to flag your sales movements by. If you are trying to figure out how to circumvent this state law and sell cars while keeping the titles open, or something else creative, then you are flagrantly breaking the law. If you want to do your business legitimately and not have to look over your shoulder, then go ahead and get your Florida Dealer License. You do have to have a car lot , however you can operate out of a small office facility with 2 parking spaces attached in the lease. Or you can operate out of a small lockable warehouse that holds 2-4 cars. Operating as an auto broker out of an office location, gives you the same license as a company that has 150 car lot location. You have the same license and ability to register your Dealership with any auction you like. You have the same license and ability to operate wholesale and retail in the state.

What is a suitable Location for a Florida Dealer License?

Perhaps you are thinking you can operate your Florida dealership from home if your home is zoned in a residential / commercial zone. If you cannot have (create) a separate address from your home address for your Dealership, then the answer is most likely no. Don’t take shortcuts on your location.The office must be in a permanent structure. The office must have a minimum of 100-square feet of interior floor space excluding any hallways, closets or restrooms and a minimum 7’ ceiling. Florida Used Car Dealer License Requirements says that all prospective applicants are advised to contact the regional office serving that area and ask for an inspection of the location before committing time and money at a location that may not meet state requirements. I have seen people go to the class first (thats ok) or start looking for insurance or bonding (why, do this without a location?). However, the most important and to me the first step is deciding on your location budget. What can you afford o spend on your Dealership? What location do you wish to have it in? Are you looking for the cheapest route or a location on a busy strip ? The small cheaper locations are in the north up in Jacksonville, Florida. As you go down towards South Florida and Miami, the prices creep up quickly. Once you have a budget, contact a real estate professional to do the leg work of sourcing out a few legitimate locations, so you can choose one. If you go this route, you can be more sure that your location meets the proper state zoning codes. The most important first step to getting your Florida Dealers License is to find you a suitable location.

The state says you must met local zoning requirements, When the state says suitable,  it wants you to have a small area (100 square footage is minimum) that can support a desk and locked file cabinet for your customer’s records. Suitable location or facility means a few things. The space itself has to be within the proper commercial zone code that supports Dealer License. Not all commercial zones support this type of business. The state may issue the license, but the city and town basically decide where you can have your business. And this is what the zoning codes are for, the city to organize and classify business locations.  Suitable also means that it has to be “good enough” for customers to come in and transact business with you. This may be a little more subjective, but you prepare to have an inspector come in and take a look around during your application process. You have to have a location that is an established place of business which to include a sales room or sales office. You have to have a landline phone installed. You cannot use a mobile phone or voip, or computer line. The land line phone number has to be listed in the company name (business white pages) . If you want to qualify for a floor plan, you want to get a bigger location. Usually the company will send out a field representative to insect your location. Hey want to make sure your location is large enough and “good looking” enough to hold cars in and safely hold the public. The company wants to make sure that if they lend you money to buy cars (for your floor plan), they will get their money back, on time.

How to get a suitable location? 

Finding locations for your used Car Dealership in the state of Florida is not terribly difficult. What trips most people up is they don’t follow up with checking on the zoning first. What I have seen many times is a person tell me, “Hey it was zoned awhile back when I checked, maybe a year ago” , or I hear “Other dealers are in the building or location that I’m thinking about, so it should be good “  You have to remember that the city can change the zoning at anytime, leaving certain business grandfathered in, while keeping out new tenants of a particular type of business. So now you are a new business trying to open up and you find out that the zoning has changed and your application is rejected. As I stated earlier, my company does this for you with our Florida Dealer License consultant services pack. However, you can utilize Craigslist  or other listing platform to find locations or contact your local realtor who should have connections. If you use my firm to set up your Florida Dealership, we have relationships with landlords around the entire state of Florida. We can always find what you need, depending on your budget. You can expect to pay $550 per month on the low end for office space (with 2 parking spaces) or lockable warehouse spaces staring from $650. As you approach the southern parts of Florida into Miami, small location rents jump to $1300-$1700 per month. Remember that you have to have 2 month up front to secure your lease, and then the wise conservative business practice says that you should have 4-6 months of rent money sitting in the bank collecting dust. If you do not, then you may be underfunded. Before you run and put down money on a location, you have to make sure that the city allows auto dealer license to be issued at a particular address. This usually starts with a visit or phone call to your local city or county records department to get steered to the proper agency or (zoning) office.
